"The living's easy.  Fish are jumpin' and the lake is always high."  Come on over to Cool  Waters Lake House for a great vacation, at-home comfort, and freedom from stress. 

Everyone's favorite swimming hole is located at Cool Waters Lake House.  Located 1/4 mile below Inks Dam, this unique area is known for occasional gentle rapids, privacy and very little boat noise and traffic.  The boulders offer a natural swimming park like no other place on the lake.

Located on the Colorado arm of Lake LBJ near Kingsland, Burnet, and Marble Falls, Texas, just 60 minutes northwest of Austin and 80 minutes north of San Antonio, it is the perfect spot for one to eight people.  Many guests have frequent visits from friends and family who want to enjoy the good times also.  We can comfortably accommodate eight overnight guests.

 

While this area is a safe place for swimming and rafting, guests can safely water ski, jet ski, tube and wake board from this location.  A boat dock with jet ski ramps is available and this provides a good spot for fishing.  Visitors have caught a variety of fish in a variety of sizes.

 

After a full day on the lake, hang up the jackets, relax in the hammock, or read a book on the patio.  The continuous shade from the many trees provides a nice break on hot, summer days.

There is plenty of room for everyone to gather around the rustic stone fireplace in the living room; a good spot for playing games, watching TV or a movie.  DirecTV satellite and a VCR are included.  The outdoor and indoor country kitchen are fully equipped with oven, smoker/grill, microwave, eating utensils, and a washer and dryer.

 

The bedrooms boast cozy, comfortable beds with sitting areas in each.  Guests will want to flip a coin to see who gets to sleep in the front porch bedroom.  The cheerful colors create a pleasant, sunny room.  Large windows, including window beds, offer great views of the river.  Kids love to sleep here and look out at the stars and the sparkling water at night.  It's a great place for morning coffee while watching the ducks, squirrels and jumping fish.

The lake house has also been used by Austin and Las Vegas businesses for day and week-end retreats.  It is a perfect place to get away from the phones and interruptions.  Special arrangements for meals, etc. can be arranged with local businesses through Cool Waters Lake House.  We have fax, Internet access and three phone lines available.  Video conferencing will become available upon area access.   Recommendations are available upon request.

Rates:

Week Nights (Sun. - Thur.) for two people.... $200 per night
Weekend Nights (Fri. - Sat.) for two people.... $250 per night
Holiday Weekends for two people.....$300 per night
Extra Person.... $10 per night
10% Discount for stays of 7 nights or more.
Cleaning fee of $75 per stay.
Two night minimum stay during the summer months
MasterCard, Visa and Discover Card are accepted.
